Hospitals are not antiseptic. Far from it. They try, of course, but every hospital is full of bacteria and viruses. There are even disease organisms that live entirely or almost entirely in hospitals.
Give up trying to keep all bacteria, mold, fungus, and viruses out. Its literally impossible and would be a disaster if you somehow achieved it since we cannot survive without them. What you can do is reduce the numbers of pathogens which are a tiny fraction of all single celled organisms. To do that you need to know a lot about the pathogens. The good news is there is a lot of expertise on the matter and they publish in PubMed which is, I think, available in full text for free (anyone know for sure?).

It's easy to think that the living space will be antiseptic, but it really won't. Provided people go between habitats, they can easily carry unwanted passengers around.
CO2 can be dissolved in water, and pumped around like that. You'll probably want to momentarily heat the gas up to well over 100C to sterilise it in between.
