Well I think it's unavoidable that early colonies will be very
expensive, affordable only to the very wealthy. Of course the colony
will also employ many cooks, cleaners, gardeners, maintenance people,
and other staff, and maybe even some scientists and engineers. But the
price per square foot at first would make Manhattan prices look affordable!

Later colonies will, of course, get cheaper and cheaper. Eventually
there will be more people living in them than on Earth, and you won't
need to be particularly wealthy to find a good home there. But not
right away. (This is always the pattern with new technologies.)
